HIP - Home Packs and UK HIPs Providers Information

What is a HIP, do I need one?

The UK Government has stated that Home Packs for home sellers are required by law as from 1st August 2007 to provide a pack which initially is required for 4 bedroom homes.

Later this year it is intended to roll out packs to include all housing in the residential sector, with the exception of housing in the rental sector which will be included in October 2008.


There are a number of frequently asked questions (Faqs) regarding pack contents, expiry dates for searches, and certificates which comprise part of the contents for home information packs. Basic pack contents include:

  • An index of the pack contents

  • Sellers statement

  • Fixtures and Fittings listing

  • EPC or Energy Performance Certificate

  • Home Inspection Surveys

  • Home warranties and guarantees

  • Property Search

  • Land registry documents

  • Evidence of Title for the property

  • Evidence of planning consent where required
