Introduction to the Home Energy Certificate

Energy assessment of domestic homes and reporting forms part of the HIP or Home Information Pack, the assessment is carried out by conducting a survey of the home by qualified inspectors by either a DEA (Domestic Energy Assessor) or HI. (Home Inspector)

Home Pack Reports

DEA inspectors are responsible for the production of energy performance assessment for residential buildings. A home inspector or HI is also qualified to undertake the survey and provide a report.

The home seller must have the EPC certificate available in a home pack for the buyer to view. The report is assigned a unique reference number and is stored in a central government database.

Home Energy Certificates

Domestic Energy Assessors (DEA) or sometimes referred to as energy inspectors are responsible for the production of EPC reports and energy performance assessment for residential buildings. A home inspector or HI is also qualified to undertake the survey and provide a report. The home seller must have the certificate available in a home pack for the buyer to view. The report is assigned a unique reference number and is stored in a central government database.

The certificate outlines the efficiency rating on a property using the survey data supplied by the domestic energy assessor. The reports are generated using specialised software and a methodology known as "RdSAP"  - Reduced data Standard Assessment Procedure.

The software calculates heat losses within the building structure and also takes into account the heating system boiler and controls, insulation values and then assesses the overall energy efficiency of the building.

The certificate also suggests a range of measures to improve the SAP rating by offering advice on home improvements as part of recommendations which may be listed at the back of the report, this is explained in more detail below under energy saving advice.
